Understanding the Ontario Building Code (OBC)

The Ontario Building Code sets minimum standards for construction, renovation, and occupancy of buildings. For ADUs, key sections include:

Fire Safety Requirements (CRITICAL)

Fire safety is the most important aspect of ADU compliance. Failures here are the most common reason for permit denials and inspection failures.

Egress Requirements (Exits & Windows)

    Common Code Violations

    Most Failed Inspections

  • Missing fire stopping - Holes in fire separation not sealed
  • Wrong smoke alarm type - Battery-only instead of hard-wired
  • Egress window too small - Measure OPENABLE area, not glass
  • Ceiling too low - Often in basements with ductwork/beams
  • No self-closer on fire door - Doors must close automatically
  • Missing GFCI protection - Required in wet areas
  • Improper venting - Bathroom fans not vented outside
  • Missing CO detector - Required with any fuel-burning appliance
  • Handrail issues - Wrong height, not graspable, missing extensions
  • Electrical without permit - All electrical needs ESA inspection

    Example: An existing stairway that's slightly narrow may be acceptable under Section 11, but fire separation must still be 45 minutes.
